The regeneration of Mansfield town centre is key to the delivery of the vision in the adopted local plan and ‘Making Mansfield: Towards 2030’ the council’s overarching strategy for transforming the district of Mansfield.
The policy documents below will guide this regeneration and are material considerations in the planning process. They provide further information and additional detail to the policies within the local plan and will inform the decisions the council makes on all planning applications for development within the town centre.
Mansfield Town Centre Masterplan
The Mansfield Town Centre Masterplan was adopted on 2 August 2023. The masterplan provides a vision and delivery plan to guide the regeneration of the Mansfield town centre over the next 15 years.
The masterplan provides a comprehensive delivery strategy for the town centre and will therefore play an important role in setting a standard for design for future developments, improved public realm and setting out a comprehensive and joined up vision for Mansfield’s future.

Mansfield Town Centre Design Code
The Mansfield Town Centre Design Code was adopted on 15 November 2023. The code has been produced to establish a clear set of rules and expectations of new town centre developments, offering clarity and certainty. Development proposals that comply with the Code will be approved rapidly (subject to other (non-design) matters being policy compliant).
The Design Code directs design requirements for new developments to ensure the vision and aspirations set out in the Mansfield Town Centre Masterplan (above) are realised.

In order to help proposals comply with the Town Centre Design Code, checklists have been prepared for developers / applicants and Development Management Officers.
For major schemes, (10 or more dwellings or more than 1,000 sq m floorspace) the following checklist should be completed by the developer and submitted with the planning application.
