Draft affordable housing and biodiversity planning documents to be reviewed by committee

Mansfield District Council’s Overview and Scrutiny Committee will consider two new proposed planning guidance documents for developers next week.

The documents councillors will consider on Wednesday 9 November will be the Draft Biodiversity Net Gain Supplementary Planning Document (SPD) and Draft Affordable Housing Supplementary Planning Document.

The Draft Biodiversity Net Gain document will sit alongside the council’s adopted Local Plan and seeks to set out the preferred approach to delivering biodiversity net gain arising from new developments within the district.

It also seeks to provide a basis for biodiversity net gain before the introduction of the mandatory 10 percent target in November 2023, passed through the Environment Act 2021.

The Draft Affordable Housing Supplementary Planning Document covers the council’s approach to First Homes, the type and tenure of affordable housing required, build-to-rent schemes and specialist housing accommodation.

In addition to the Local Plan, the Draft Affordable Housing SPD will provide the process and mechanisms to help ensure that the affordable housing required is delivered through the planning application and development process.

Following the committee consideration, both SPD's will then go to the Portfolio Holder for Regeneration and Growth, seeking approval for public consultation on the documents.

It is anticipated that the six-week public consultation will then begin in January 2023.
