Interim Planning Guidance (IPG)
A number of advice notes have been produced that give further detail and highlight our approach to the implementation of saved local plan policies that needed to be clarified due to changes in circumstances or national planning guidance.
What are IPG's and why do we need them?
The current Mansfield District Local Plan was published in 1998, and was intended to guide development in the district until 2006. Changes in the law mean that the Local Plan will be replaced by a range of planning documents collectively known as the Local Development Framework (LDF). Preparation work on the LDF is currently under way.
The IPG notes have been produced to provide interim planning guidance until the relevant LDF documents, or policies, are adopted. They will be taken into account as a material consideration in determining planning applications and it is envisaged that they will be upgraded into Supplementary Planning Documents (SPD) after the adoption of the LDF.

Raising Design Quality: New Residential Developments - Draft Interim Planning Guidance 12
Mansfield District Council recently prepared a draft Interim Planning Guidance (IPG) document on raising the design quality on new residential developments within the District.
The draft IPG proposes a significant step change in the design quality that will be expected in all new residential developments throughout the District. It is proposed that the IPG will be a key tool with which the Council can take a proactive role in establishing higher expectation for enhanced design quality.
The IPG suggests that the Council adopts the principles of the Building for Life Standard as an invaluable tool in promoting the objective assessment of proposed residential schemes. Schemes that meet a minimum of 14 of the 20 Building for Life criteria are considered 'good' and the document considers that all 'major' residential developments should meet this minimum standard.
The IPG notes the importance of having a robust design process to underpin the requirement to achieve a high quality designed environment.
The consultation period ended on 5th June 2009, although you can still view the document. The Council will now consider all the comments received and then decide whether to amend guidance before it adopts it later this year.

Green Infrastructure - Interim Planning Guidance (IPG)
Following a public consultation (22 September - 3 November 2008) the Mansfield District Council Green Infrastructure IPG was adopted by full Council on 7thApril 2009.
Green Infrastructure is made up of a range of 'green' resources and takes on many forms including landscaping around buildings, natural areas such as woodlands, city parks, protected sites, allotments, open countryside and river corridors. Central to our understanding of GI is its interconnected nature. In addition to its individual components, GI includes important linkages for people including cycle routes, public rights of way, as well as habitat networks for wildlife.
Green Infrastructure plans are a requirement of the East Midlands Regional Plan- March 2009 (also known as the East Midlands Regional Spatial Strategy), the region's key planning guidance document.
The Green Infrastructure IPG provides an important evidence base for the emerging Local Development Framework, as well as, ensuring that Green Infrastructure within Mansfield district is taken account of in future planning decisions.
The IPG also underpins a proposed GI Action Plan which will identify areas where protection is vital, where enhancement and investment is required, and where and how development can enhance GI and vice versa.

Parking for New Developments - Draft Interim Planning Guidance (IPG)
Mansfield District Council has prepared a draft interim Planning Guidance (IPG) document on parking for new developments within the District. Once adopted, the IPG will be used to provide guidance to developers, architects, agents and landowners on parking provision when considering submitting a planning application.
The period for making comments on the document has ended. The Council will now consider all the comments received and then decide whether to amend the guidance before it adopts it later this year.
