Conditions / Reason for Refusal: SUMMARY OF REASONS FOR DECISION The proposed non-material amendments to hand plots Nos. 90,91,101,108,111,134,146,152,153,and 159, reposition plots 97-102 by 0.4m towards their rear boundary, and the separation of 6 pairs of semi detached dwellings( Farringdon house types) to form detached units, with a separation of 1m between units and amendments to two footpaths off roads 3 and 6 as shown on Drawing no H4737/502 Rev H and drawing 2010/DET/216 received 13th June2012, accords with the objectives of paragraph 49 of the National Planning policy Framework and Saved Policies H2 and BE1 [28/09/2007] of the Adopted Mansfield District Local Plan 1998, meeting the relevant objectives and criteria. The amended development will not cause a detrimental impact upon the character and appearance of the street scene and the surroundings in general, or the amenity of neighbouring residents, nor impact upon highway safety and there are no other material considerations that indicate that a decision should be taken at variance with the above policy or guidance. BE1 presumes in favour of developments which achieve a high standard of design and meet certain criteria. H2 presumes in favour of residential developments within the urban boundary providing certain criteria are met.
