SUMMARY OF REASONS FOR DECISION
The application has been considered within the context of Saved Policy H13 [28/0907] of the adopted Mansfield District Local Plan, and Interim Planning Policy Guidance Note 2: Extensions to Dwellings, and would appear to comply with the criteria contained there-in. In the opinion of the Local Planning Authority there are no other material planning considerations to be taken into account that would warrant a decision at variance with the above.
SUMMARY OF RELEVANT POLICIES.
Saved Policy H13 [28/09/07] of the adopted Local Plan presumes in favour of residential extensions providing several criteria are met, including a requirement that the development should not lead to a reduction in residential amenity for adjacent occupiers.
Interim Planning Guidance Note 2 with respect to Extensions to Dwellings generally presumes in favour of extensions providing they do not impact upon the amenities of the property to be extended, and do not have an adverse impact upon the immediate neighbouring properties.
(4) Condition: The existing hedgerow to the eastern boundary, marked in red on the attached plan, and projecting 14.4m from the rear of the original dwelling shall be retained in perpetuity at a minimum height of 2.5m unless otherwise agreed in writing with the Local Planning Authority.
(4) Reason: In the interest of the reasonable residential amenity of adjoining occupiers, in accordance with policy H13 of the adopted Mansfield District Local Plan.
