(1) Reason for Refusal:
The development proposed would result in the loss of a significant non-designated heritage asset as registered on the Nottinghamshire Historic Environment Record and the Local Planning Authority considers that this is a building of character and of local historical value, built as the first hospital for the village of Mansfield Woodhouse and its demolition would be contrary to the major aims of the Local Plan at paragraph 2.8.3 - Conservation of Environmental Resources, objectives and principles as set out in Chapter 4 (Environment) of the adopted Mansfield District Local Plan and paras. 126, 128 and 135 of Policy 12 Conserving and Enhancing the Historic Environment of the National Planning Policy Framework (2012).
(2) Reason for Refusal:
The applicant has failed to provide adequate evidence to demonstrate that the building could not be utilised for alternative purposes which would secure the long term future of building.
