Scheme Details

The Town View scheme will be a gated scheme of 54 properties specifically for older people.  The finished development will consist of an apartment block of 42 apartments (10 x 1 bed apartments and 32 x 2 bed apartments) and 12 x 2 bed bungalows.  There will be communal facilities within the apartment block consisting on the ground floor of a lounge area, dining room area, kitchen and activity room.  On the first floor there will be a kitchenette, reading room and an external roof top terrace with a view out over the green in the centre of the development.

Six of the bungalows will be available to buy as Older Persons Shared Ownership properties and all the other properties will be for rent.

The council has appointed Wates Construction to build the properties.  They started on site in August 2016 and are programmed to be completed around February 2018.

The sale bungalows will be marketed around November 2017 through an Estate Agent who will be appointed nearer the time.  The rented properties will also be advertised at around the same time.  However none of the properties will be available for occupation until the scheme completes.

Older Persons Shared Ownership (OPSO)

The six OPSO bungalows at Town View are for people aged 55 and over who may need some form of support either now or in the future.  It is suitable for people who want to own their own home but maybe want to move as their existing home is too big for them or doesn't suit their needs.

OPSO allows you to buy a share of a new home.  The shares you purchase will range from 25% to a maximum of 75% depending on what you can afford.  This allows for a smaller mortgage and a smaller deposit.  You can buy more shares as and when you can afford them - this is called staircasing.

The remaining share is owned by the council and you will pay a reduced rent on that share.  As you buy more shares, you will pay less rent.  Once you have bought the maximum 75% share, there will be no more rent to pay.

As a homeowner, you will be responsible for the maintenance and repairs to your home.  There will also be a service charge paid to the council to help towards the cost of maintaining the communal areas at Town View.

In assessing the eligibility of people who want to buy an OPSO bungalow, the council is required to do to a financial assessment.  Interested purchasers should note that if they have sufficient equity to be able to purchase a suitable property on the open market they would not be eligible for an OPSO bungalow at Town View.  Consideration however is given to the level of income/savings required to provide for support or care in the future.

Rented Properties

The remaining properties will be rented by the council and are also only available to people aged 55 and over.  Ten of the apartments will be dedicated to people who need extra care and the council will work with Nottinghamshire County Council to identify suitable people for those apartments.  The properties will be advertised on Homefinder around November and nearer that time the rents will be calculated.  As with the OPSO bungalows there will be a service charge payable monthly by tenants for the maintenance of the communal areas again to be calculated nearer the time of advertising the properties.
